2.1. 설정 급조 문제
일단 3기에서 사토룡 봉인 방법을 다룬 고서에 있는 귀도퇴마사 문양을 제외하고는, 예고 없이 갑자기 등장하였다는 불만이 있다. 왜냐하면 4기 이전까지만 해도 아이기스와 유사한 퇴마사 조직이 존재한다는 암시는 전혀 없었기 때문이다.[1] 원작인 애니메이션은 물론 그 외의 신비아파트 기반 미디어물과 공식 질의응답에도 귀도퇴마사 관련 떡밥은 없었고, 4기가 나오기 전에 있었던 영통팬싸에서는 류가 최강림의 외갓댁(자신의 친정)을 꺼린다는 설정만 공개되었다[2].또 현(귀도 현)에 대해서도 거의 비판받지 않는 캐릭터성[3]에 비하여 급조된 설정이라는 비판이 많다. 왜냐하면 귀도 곤은 1기에서 강림의 아버지에 대한 언급이 있었기라도 했지, 형에 대한 언급은 전혀 없었기 때문이다. 게다가 4기 이후 강림이 이들과 엮이면서 캐릭터 붕괴가 가속화됐다는 비판도 상당하다.
2.2. 파워 인플레 문제
대장인 귀도 곤은 인간에 불과함에도 도깨비의 힘으로 신과 버금가는 사신 중 하나인 그림리퍼를 봉인했고, 신들과 맞선 요르문간드의 힘인 오르를 가진 주비를 쓰러뜨렸다.[4] 아무리 도깨비의 힘이라 한들 인간이 그 엄청난 힘을 받아들였는데도 나타난 부작용은 흑화가 고작이다. 만일 주비를 이길 정도로 강한 힘을 인간의 몸은 견디지 못하고 자멸하는 것이 타당하다. 그나마 5기에서는 고스트볼로 인한 흑화답게 시한부 인생이라 할 정도로 몸이 심하게 망가졌다.곤 외에도 다른 대원들도 귀신 한 마리로 해경들을 괴멸 시키는 등 매우 강력하게 묘사된다.[5]
이 때문에 2기 이후로 퇴마사가 늘어난 이후로 퇴마사를 줄여서 해결해야 한다고 비판이 많았던 파워 인플레 문제를 악화시켰다는 비판이 많다. 이에 아군이 된 강림과 현을 제외하고는, 귀도퇴마사들은 일상 에피소드에 대부분 개입하지 않고 주인공과 대립하는 악역 혹은 반동인물들이라는 반박이 있지만, 이러나저러나 일반인인 원래 주연들(하리, 두리, 현우, 가은)이 이 파워 인플레를 못 따라가 뒤로 밀려났다는 고질적인 부분이 그대로이고, 오히려 이들이 일상이 아닌 메인 스토리에 개입해서 점점 퇴마사들만의 그들만의 리그가 되어간다는 게 문제이다. 또한 이들에 맞춰 최종보스가 터무니없이 강하게 나와 이 문제는 더욱 심각해진다.
오죽하면 파워 인플레와 비중 분배 문제[6]를 막으려면 5기에서 리타이어한 김청하(귀도 청)를 이대로 사망 처리해야 한다는 의견도 있을 정도다.

게다가 주인공인 구하리의 서사도 없다고 비판 받고 있는데 이쪽은 2기 넘게 비중을 차지하고 있다. 게다가 5기가 끝나가는 시점까지 귀도 관련 떡밥은 풀린 것이 거의 없어서 6기까지 넘어가는 게 아니냐는 불만도 계속 나오고 있었으며, 결국 이 우려는 현실이 되어 시리즈 전체 중 절반을 차지하게 되었다.이 떡밥 비중을 없앤 이유가 퇴마사 비중을 줄이기 위한 것인데 그것 때문에 또 메인 스토리를 미뤄버렸으니 계속해서 문제가 일어나는 것이다. 이 만악의 근원은 퇴마사를 중점적으로 잡아 시리즈의 방향성을 틀어버린 제작진이 결정 때문에 일어났다.
일각에서는 사신이 다 소멸되기 전에 귀도퇴마사가 다 퇴장해야 한다는 주장도 나올 정도로 이들의 비중 과다 문제는 심각하다. 이에 대해 사신전이 끝나기 전에 이들이 퇴장한다면 그거대로 새로운 문제가 생기기 때문에 어렵고, 오히려 아무런 서사 없이 허무하게 퇴장하면 더 큰 문제가 생길 수도 있으며,[7] 그렇다고 떡밥을 한번에 풀면 그것대로 문제가 생길 거라는 주장도 있다. 실제로 발단-전개-위기-절정-결말이 여러 작품에 걸쳐 있는 구조는 매우 흔하디흔하다. 그 대표작으로 MCU, 변신자동차 또봇이 있다.
하지만 이런 주장은 떡밥을 풀 시간이 없어 아쉬울 때나 하는 말이지 50화나 되는 분량 동안 제대로 된 서사조차 풀지 않은 시점에서 이런 말들은 설득력이 떨어진다. 이미 이들은 서사를 풀만한 충분한 분량을 받았음에도 고의적으로 사신전에 맞춰 천천히 풀고 있으며[8], 이를 반대로 말하면 사신전이 끝날 때까지 계속 귀도퇴마사들의 이야기를 마음껏 펼치겠다는 뜻이니 좋게 보일 수가 없다. 기승전결 같은 구조를 지키는 건 비판할 일이 아니지만 시청자가 작가에 의도에 맞춰 계속 이해해주고 기다려줘야 할 의무 또한 어디에도 없다. 또한 여태까지 시즌 1개 보다 많이 메인 인물이 된 캐릭터나 집단은 없었으나 이들은 최소 시즌 3개를 받는 매우 이례적인 특혜를 받았고 이는 명백한 편애이자 차별이다. 이럼에도 서사를 더 풀기 위해 분량이 더 필요한다는 주장은 배부른 소리가 아닐 수 없다.
이들이 원래부터 시리즈의 주인공이였다면 이건 문제가 될 수 없지만 이들은 주인공이 아니다. 오히려 이들로 인해 본래 주인공과 주연들(하리, 두리, 가은, 현우)이 뒤로 물러나는 피해를 받고 있고, 귀도퇴마사들의 이야기가 길어진만큼 이런 상황도 같이 늘어나게 되어 기존 팬들의 불만이 터진 것이다. 천천히 풀지 않아도 사신들이 모두 소멸될 때까지 귀도퇴마사를 등장시키면서도 하리, 두리의 서사를 챙기는 방향 또한 있었음에도 아예 고려하지 않은 것이다. 게다가 이 주연들이 있었기에 현재의 신비아파트가 있는 것인데 귀도퇴마사들을 띄우겠다고 이들을 뒷전으로 하는 건, 마치 기존 주연들을 귀도퇴마사가 활약할 무대를 만들어 주기 위한 발판으로만 취급하는 것과 마찬가지이다. 기존 주연들에 대한 예의는 찾아볼 수 없는 행위로 기존 팬들이라면 불쾌감을 느낄 수 밖에 없다.[9]
결국 진짜 문제는 기승전결을 여러 작품에 걸친 것 자체가 아니라, 스토리 진행이 느리고, 기존 주연들은 홀대하고 귀도퇴마사들은 우대하며, 주연들이 쌓아온 것을 마치 귀도퇴마사들의 발판으로 쓰는 태도 때문이다. MCU 인피니티 사가도, 또봇도, 각 영화 혹은 시즌마다 차별화를 두고 거시적 스토리 진행도 계단 오르듯 진행해서 지루해지지 않게끔 했고, 무엇보다 주인공들[10]의 서사도 확실히 부여됐다.
꼭 사신 서사가 끝날 때에 귀도퇴마사의 서사가 끝나야 한다면, 적어도 기존 주연들도 같이 활약하게 하거나 위에 상술한 불만들을 잠재울 정도로 뛰어난 서사가 필요할 것으로 보인다.
2.4. 정체성 관련 비판
귀도퇴마사의 정체성에 대한 비판작중 내 귀도퇴마사들은 방해하는 목격자를 제거해야 한다, 후계자의 자질을 테스트해본다 등의 사유로 일반인을 공격하는 등 악역으로 묘사된다. 그러나 다른 악의 세력인 사신에 대해서는 퇴치하려고 하며, 이 과정에서도 고스트볼과 도깨비의 힘(오르 같은) 등 강한 힘들을 원래 주인과 대화 없이 공격하고 뺏으려 하는데 이런 특성이 이해하기 어렵다는 불만도 많다.
그늘 전쟁 당시 도깨비들을 희생시킨 것까지는 어쩔 수 없는 공리주의적 희생으로 볼 수 있지만, 일반인과 도깨비들을 대화 없이 공격한 시점에서 곤과 귀도퇴마사는 사실상 정당성을 잃었다. 심지어 오르를 얻는 과정에서는 오르가 있는 나라인 하늘마루까지 침공해 죄 없는 하늘도깨비들을 다치게 만들었다. 아무리 곤의 흑화를 치료하고 사신을 물리치기 위해 고스트볼과 오르가 필요했다고 해도 하리와 두리, 주비를 습격하지 않고 잘 설득했다면 무난하게 양도받았을 가능성이 높다.
게다가 이들은 (반역자이긴 했지만) 한때 동료였던 현이 사신 그림리퍼를 막기 위해 사신의 협곡 안으로 들어가려 하는 걸 막았다. 결국 현의 말대로 사신들을 무찌른 뒤 방해하는 자들까지 모두 제거하고 퇴마사 독재 사회를 만들려는 게 아니라면 지금 귀도퇴마사의 행적은 설명이 안 된다.
2.5. 스토리 자체의 문제점
간단히 요약하면 귀도퇴마사 스토리 자체가 자극적이고 불행한 서사만 가득하지, 재미 자체는 하나도 없다는 평이 많다. 하다못해 방영 당시에 호불호가 갈렸던 3기의 김현우 스토리가 더 재미있었다는 평도 있다.또 귀도퇴마사 자체가 억지로 넣은 캐릭터라는 비판도 크다. 비슷한 예시로 1기 때 강림의 아버지뿐만 아니라 가은의 부모 역시 등장하지 않고 언급만 되었다. 이후 2기 바알제붑 편에서 등장했는데, 강림의 가족사와 달리 복잡한 스토리로 질질 끌지 않고 간단히 끝냈다. 이 때문에 "강림의 아버지 역시 가은의 부모와 비슷하게 그늘 전쟁에서 사망했다로 간단히 처리했어야 한다"라는 지적이 나오기도 했다.
제작진이 이 문서를 본 것인지는 모르겠지만 5기 들어 갑자기 곤을 거의 회복 불가능 상태로 만들어버리고 귀도퇴마사도 거의 묘사되지 않다가 궤멸에 가까운 수준을 보여주며 팬들의 요구에 따라 이야기가 흘러가는 묘사를 보여주려 하고 있다. 하지만 그 자리를 채운 게 지루한 일상 에피소드였고, 강림의 5번째 기억과 곤의 진정한 목적은 밝혀진 게 하나도 없었기에 악평이 많다. 때문에 팬들은 6기에서라도 모든 떡밥을 풀고 귀도퇴마사 스토리가 마무리되길 바라는 중이다.
힘을 써서 구하리의 고스트볼을 강제로 뺏으려한다는 설정도 상당히 어색한 부분이 많다. 수장 귀도곤이 하리의 고스트볼을 필요로 하는 이유는 곤 본인을 치료하기 위해서는 하리가 가진 특별한 고스트볼이 필요하다지만, 그것을 굳이 힘으로 뺏어야하고 구두리의 고스트볼은 관심대상에도 안 넣다가 하리의 고스트볼이 망가진 이후에야 꿩 대신 닭처럼 노리기 시작했다는 점에서 개연성이 부족하다. 하리는 귀신의 과거를 볼 수 있을 뿐, 그외 인간이나 도깨비같은 다른 종족의 과거는 보지 못하며 거짓말을 한눈에 간파할 만한 다른 정신계, 탐지 능력도 갖고 있지 않고 지능이 유달리 뛰어난 캐릭터도 아니다. 하리가 귀도퇴마사의 진짜 목적과 과거를 알 수 있을 리가 없으니, 거짓말로 잘 구슬려서 유혈사태 없이 고스트볼을 얻어가는 방법도 있을텐데도 굳이 힘으로 강탈해간다는 선택지를 골랐다[11]. 또한 구하리의 고스트볼과 구두리의 고스트볼은 정확하게 같은 조건으로 만들어졌다. 물론 고스트볼 Z로 강화한 후부터 서로 속성이 달라지기는 했지만, 둘 다 같은 도깨비들이 제작하고 개조한 고스트볼이다. 제작과정과 만든 이가 완벽하게 똑같은 물품이라면 어느쪽을 가져가도 상관이 없고, 강탈이 목적이라면 그중에서 약해보이는 쪽의 물품을 뺏는 쪽이 훨씬 난이도가 쉽다. 초인이라고 할 만한 압도적인 피지컬에 여차하면 지켜줄 강한 베테랑 퇴마사도 곁에 붙어다니는 구하리보다 혼자 다니며 굼뜨기까지 한 구두리의 고스트볼을 뺏는 쪽이 훨씬 더 쉽고, 더군다나 두리는 굉장히 단순하고 순진한 성격이고 나이도 가장 어려서 말로만 구슬려도 순순히 고스트볼을 넘길지도 모른다. 어차피 똑같은 고스트볼이라면 난이도가 압도적으로 쉬울 구두리의 고스트볼을 노리는 쪽이 합리적이지, 굳이 그보다 강탈하기 어려울 하리의 고스트볼을 힘으로 뺏으려 한다는 설정은 납득하기 힘들다.

신비아파트 시리즈의 메인 주제는 다른 호러물들과 마찬가지로 평범한 일반인이 강력한 귀신으로부터 살아남는 것이지, 비현실적인 마법사급으로 강력한 퇴마사의 가정사가 아니다.실제로 5기 들어서 신비아파트 시리즈는 티빙 순위나 유튜브 예고편 조회수가 점점 전성기 대비 낮아지는 등 위기가 찾아오고 있어서 일부 팬들은 귀도퇴마사를 전작들에 나온 흑마법사와 박주민을 뛰어넘는, 시리즈를 위기에 몰아놓은 신비아파트 시리즈 최악의 캐릭터라고 비판하기도 한다.[12]
또한 귀도퇴마사의 만행이 부각되면서 이전에 무능한 부모라고 평가받았던 하리의 아버지 구인남이 "곤과 류에 비하면 훨씬 훌륭한 부모"이라고 재평가를 받기도 했다.[13]

[1] 이렇게나 강력한 퇴마사 조직이라면 류, 아니체토, 그외 아이기스 퇴마사가 한번쯤은 언급하거나 에둘러서 암시하는 발언을 할 법도 한데 4기 이전에는 그런 일이 없었다. 또한 외국에 있는 아이기스와 달리 이런 존재들이 한국에 있었다면 왜 지하국대적이나 두억시니, 사토룡 등이 나왔을 때 한번도 모습을 드러내지 않았는지 이해하기 어렵다.[2] 그래서 귀도퇴마사의 수장인 곤을 강림의 외가쪽 친척으로 설정하는 쪽이 좀 더 자연스러웠을 거라는 팬들도 있다.[3] 그러나 이 캐릭터도 5기에 와서는 비판이 많아졌다.[4] 다만 주비는 도깨비라서 신의 명령인 인간을 해칠 수 없다는 금기를 지켜야 하기 때문에 패배한 게 크다. 게다가 주비는 오르의 힘을 제대로 다루지 못하는 점도 감안해야 한다.[5] 다만 일반인은 원래부터 귀신에 대항할 수단이 없는 이 작품 동네북이다.[6] 이미 비중 분배 문제가 있었던 변신자동차 또봇의 선례가 있다.[7] 오히려 아무 존재감 없이 혐오감만 남겨놓고 사라진다고 비판받을 수도 있다.[8] 특히 5기는 이 문제가 심하다.[9] 닥터후나 MCU 등 기존 시리즈에 탑승해 시리즈의 방향을 바꾸고, 심지어 기존 캐릭터들을 무시하는 사례는 이미 몇몇 있었다. 그리고 이에 기존 팬들은 분노하고 비판을 쏟아냈으며 "이런 거 만들고 싶었으면 남의 작품에 발 올리지 말고 처음부터 본인들이 만들어라." 라는 공통적인 반응을 보였다. 기존에 만든 작품을 빌리려 한다면 그 작품에 대한 기존 캐릭터, 메인 주제, 메인 스토리에 대한 존중이 기본인데 그것조차 지키지 않고 "자기가 만든 캐릭터와 스토리가 이전 것보다 훨씬 좋다."며 자아도취에 빠져 생기는 결과이다.[10] 아이언맨(토니), 캡틴 아메리카(스티브), 차하나, 차두리 등. 특히 이 넷은 구하리와는 달리 시리즈의 초반부(아이언맨, 퍼스트 어벤져, 변신자동차 또봇 1~2기)부터 얼굴도장을 확실하게 찍었다.[11] 물론 하리가 본인의 친아들이자 전 귀도퇴마사 견습생이었던 강림과 매우 친한 사이였으므로, 강림에게 얼추 들어서 말로 구슬린다는 선택지가 힘들거라고 판단했을 수도 있다.[12] 5기의 순위와 조회수가 하락한 건 귀도퇴마사 뿐만 아니라 지루한 일상 에피소드 남발, 캐릭터 붕괴 또한 큰 비중을 차지했고 똑같이 귀도퇴마사가 등장했던 4기는 문제가 없다고 생각할 수 있다. 하지만 그 4기조차 파트2 에서 귀도퇴마사들의 행적과 파워밸런스에 대한 비판은 여전히 있었으며, 5기가 4기의 연장선이기에 관련이 없다고 볼 수 없다. 따지고 보면 지루한 일상 에피소드의 남발 또한 귀도퇴마사들의 이야기를 이어갔으면서 정작 그들의 서사를 풀지 않아 일어난 일이며, 캐릭터 붕괴와 비판이 가장 심해진 최강림의 문제점이 폭발한 시기는 귀도퇴마사들과 엮인 후부터다. 또한 4기 이후 그의 비판할 행적 중 귀도퇴마사와 관련이 없는 게 거의 없다.[13] 다만 저쪽은 평범한 일반인이라는 점도 감안해야 한다.
